PAYMENT DETAILS: If making booking / payment via TripAdvisor, AirBnb, Flipkey or other online website payment details will vary due to the sites individual policy.
a) All deposit payments must be paid in AUD or equivalent and received in full as per the invoiced amount. Bank charges and fees are the responsibility of the guest and outstanding payments are to be settled on arrival.
b) A deposit of 50% of the rental amount is required within 5 business days of the invoice date to secure the villa. Remaining balances of the rental amount must then be paid on arrival in any major currency at daily bank exchange rates.
d) Security deposits are to be paid on arrival in cash and will be refunded upon checkout subject to the terms of this agreement.

CANCELLATIONS:
a) Where possible we will attempt to assist in rescheduling your booking based on availability. Additional charges may apply.
b) Cancellation of booking will be charged 50% of the total booking fee.
c) Cancellation of booking 30 - 0 days before check-in will be charged 100% of the total booking fee.
d) If the property becomes unavailable for your occupancy due to unforeseen circumstances we will inform you immediately and endeavor to with your agreement obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.

OCCUPANCY POLICY - Additional Guests, Additional Beds, & Baby Cot's Policy:
a) All Villas have a set occupancy rate of 2 adults / children over 3+ years per room.
b) Children 3 years or under are free and omitted from guest numbers when able to be accommodated in existing bedding.
c) Where the total guest numbers for a villa exceed maximum occupancy calculated as 2 persons aged 3+ years per room an additional guest charge is payable. Additional guest charges include an additional bed. Where breakfast is included additional charges may apply.
d) In order to ensure sufficient facilities and guest comfort we can provide a maximum of 1 additional bed per villa only.
e) Baby cots are subject to availability and may be subject to additional charges, please inquire when making your booking.
f) Any requests for additional beds, additional guests or baby cots must be made prior to arrival ideally at the time of booking. Failure to provide information at the time of booking may result in us being unable to provide for your request.

a) Airport transfers are provided for bookings 5+ nights only. We provide a maximum of 2 cars free per booking.
b) Bookings under 5+ nights will be charged at 150.000 IDR per car required for airport transfers payable direct to the driver.
c) The car used is a 7 seat APV that will fit a maximum of 5 guests and luggage per car.
d) Bookings under special promotional rates do not qualify for airport transfers. If booking under a discount rate please check at the time of booking.

SMOKING:
a) Smoking is not permitted in any of the bedrooms of the villas.
b) Smoking is allowed in outdoor or open air areas only.
c) Where smoking occurs in bedrooms a cleaning fee of 500.000 IDR per room may be charged to clean air-conditioning, curtains etc.

THE GUEST AGREES:
(Variances can be agreed on but only by arrangement in writing.)
a) To maintain and leave the premises in a clean, tidy and undamaged condition.
b) To pay the rent prescribed herein-in advance.
c) That the Guest or any persons using the premises shall not conduct them-self in a manner which creates undue disturbance to adjoining or neighboring occupiers and shall comply with the requirements of all statutory laws, regulations, and by-laws applicable in respect of the premises.
d) That no more than the maximum number of persons is to be accommodated. Occupancy of more than the stated number of persons or visitors (twice the guest numbers) may render the guest liable to cancellation of the letting.
e) That all damages, breakages and losses to the premises and/or furniture, furnishings and lock and key replacements are reported to management immediately. Guests shall be responsible for damages or breakages or lock and key replacements.
f) Not to remove any furniture or effects from the premises.
g) If requested to allow the management to enter and view the state of the premises.
h) That the property is vacated on time and secured. All keys must be returned to the management or as otherwise directed.
i) No responsibility is taken for the guest’s personal property left in the Premises. Should items be left behind please contact us and we can arrange return at your expense.
j) The management and the owner of the premises are not responsible for, and guests hereby release them from any liability in respect of, any injury, debt, damage,loss, cost, delay, expense or inconvenience caused directly or indirectly by events beyond the management’s or the owner’s control.
k) That at the time of booking, the management has described the premises and its position to the best of their ability and in good faith and as accurately as possible and that no responsibility or refund for alleged misrepresentation can be accepted.
l) Other special conditions:
• PARTIES and FUNCTIONS exceeding double the registered guests must be approved by the management and may incur additional charges.

PROBLEMS OR COMPLAINTS:
a) In the case of any problem or complaint, you must inform the management at the earliest opportunity so the manager has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
b) Any complaint, which cannot be resolved locally,must be notified in writing to the manager prior to departure from the property.

BREACH OF TERMS AND CONDITIONS:
a) Failure to comply with the guest’s obligations in the Terms and Conditions may result in termination of permission to occupy the property and eviction and for the management to claim charges against the security deposit. If the value of loss or damage caused by the breach exceeds the value of the security deposit, the management, in addition to any other rights the management or the owner of the premises may have at law or in equity, has the right to recover from the guests any costs incurred as a result of the breach.
Payment of deposit will be taken as a confirmation of your acceptance of our terms and conditions.
a) Failure to comply with the guest’s obligations in the Terms and Conditions may result in termination of permission to occupy the property and eviction and for the management to claim charges against the security deposit. If the value of loss or damage caused by the breach exceeds the value of the security deposit, the management, in addition to any other rights the management or the owner of the premises may have at law or in equity, has the right to recover from the guests any costs incurred as a result of the breach.
Payment of deposit will be taken as a confirmation of your acceptance of our terms and conditions.
